A seven-year-old has reported four problems in Unit 47. You are the inspector sent at night to check them, and the report knows more than you do.
PROPERTY INSPECTION is a quiet, first-person psychological horror game. You are Inspector 8821-A of Structural Core Services, sent at night to Unit 47: a 1950s apartment with a family's 1980s life layered over it. The occupant has reported four concerns. The occupant is seven years old, and has marked every problem with a sticker. Lift the clipboard. Peel the sticker. Inspect the fixture. Tick the box. Outside, a storm is building. The complaints are written in a child's words, but the report has sections the child never filled in. Incomplete reports will be completed on the inspector's behalf.
It is night. You are Inspector 8821-A of Structural Core Services, and you have been sent to Unit 47, a 1950s apartment with a family's 1980s life layered over it. Your clipboard is waiting on a hook by the door. On it is FORM SCS-RIR-01, the Residential Inspection Report.
The occupant has filed four concerns: the heating unit, mold, water damage and the electrical supply. The occupant is seven years old. S.C.S. has transcribed the complaints in the child's own words.
"Heater bangs at night and wakes me up."
"The sink keeps crying even when it's turned off."
Every problem in the apartment carries one of the child's stickers. The procedure is simple, and it is printed on the stickers themselves: complete one item at a time. Peel one item. Inspect the assigned fixture. Check the box before proceeding.
PROPERTY INSPECTION is a quiet horror game about following that procedure. There is no combat and there are no weapons. There is the apartment, the weather and the paperwork. The report on your clipboard is your only guide, so read it carefully. Outside, a storm is building, and it does not stop while you work.
The complaints are a child's. The form is not. It has sections the child never filled in, references you were not briefed on, and a footer that reads like a warning: Incomplete reports will be completed on the inspector's behalf.
PROPERTY INSPECTION is made by Amir Dayyef, a solo developer, in Unreal Engine 5.7. It is set in a single apartment over a single night, and it is built for players who like their horror slow, realistic and close to the ground: corporate paperwork that turns wrong a line at a time.
Inspection begins 5 November 2026 on Steam for PC. It is free.
Amir Dayyef is a solo developer. Amir has released games in GameMaker (Pristiq: Tash's Trilogy on Steam, Plug It! on itch.io), learned Unity by shipping Harvest Flight, and now builds horror in Unreal Engine.
